1. About NAAPI

NAAPI is a browser-based land measurement toolkit built for Nepal. It lets you find the area of a plot, split an irregular plot into triangles for tape-and-compass surveying, convert between the area units used across Nepal, and estimate the government fees and taxes that apply when land changes hands — all running inside a single web page, with no installation required.

The application is reached directly through a web browser at the address below. No software installation, plug-in, or account sign-up is needed.

1.1 What NAAPI offers

       Unit Converter — convert an area between Nepal's traditional units (Ropani-Aana-Paisa-Daam, Bigha-Kattha-Dhur) and metric/imperial units, with a full equivalents list shown at once.

       Draw Shape — trace a plot's boundary point by point (in metres, feet or yards) and get its sides, perimeter and area, including diagonal measurements, with results converted into every standard Nepali unit.

       Triangulation — the classic surveyor's method: split an irregular plot into triangles, tape-measure each triangle's three sides (or two sides and the included angle), and let the tool total the area for you.

       Cost Calculator — estimate a property's market value, the buyer's Malpot registration fee, and the seller's capital gains tax, using Nepal's locality-based rates, with every rate editable.

       Full Screen mode for distraction-free drawing and calculation.

       Export and Import of drawn shapes, so a plot can be saved and reopened later.

       All calculations run locally in the browser — no plot data is sent anywhere.

1.2 Who this manual is for

This manual is written for anyone using NAAPI to measure a plot or estimate a land transaction's cost — landowners, buyers and sellers, brokers, and surveyors. It covers all four tools and the Nepal-specific unit and fee conventions built into the app.

3. Interface Overview

NAAPI opens on a tabbed workspace with four tools and a Full Screen toggle across the top. Only one tool is shown at a time; switch between them using the tabs.

Convert an area between Nepal's traditional units and metric/imperial units, with a full 'all equivalents' table. See Section 5.

Draw Shape

Trace a plot boundary on screen to get its sides, perimeter and area. See Section 6.

Triangulation

Build up a plot's area from measured triangles using Heron's formula. See Section 7.

Cost Calculator

Estimate property value, buyer's registration fee, and seller's capital gains tax. See Section 8.

Full Screen

Expands the tool into the full browser window — useful when drawing a detailed shape or reviewing a long cost breakdown.

4. Getting Started

Open a web browser and go to naapi.ervivekshah.com.np. The toolkit loads directly — there is nothing to install, and no data leaves your browser (Section 10).

A typical workflow:

1. Choose a tool tab — Draw Shape if you can walk the plot boundary with a tape or GPS, or Triangulation if you'll be tape-measuring triangle by triangle.

2. Set the working unit (metres, feet or yards) before you start entering measurements.

3. Enter the plot's points or triangles; the running Plot Result / Triangulation Result panel updates as you go, including the area in every standard Nepali unit.

4. Optionally pull that measured area straight into the Cost Calculator to estimate registration fee and capital gains tax.

5. Use the Unit Converter any time you just need to convert a single area figure, without drawing anything.

The Unit Converter tab converts a single area figure between units — no shape drawing required.

All equivalents

Shows the same area expressed in every supported unit at once — metric, imperial, and the Nepali units in Section 9 — so you don't need to convert one pair at a time.

This is also the panel that opens when you click "Open full area in Converter" from the Draw Shape or Triangulation result panels, pre-filled with the measured area.

6. Draw Shape

Draw Shape lets you trace a plot's boundary as a sequence of points and reads off its sides, perimeter and area.

6.1 Controls

Units

Sets the measurement unit for points you enter: meters, feet or yards.

Diagonals

Toggles diagonal lines across the drawn shape — useful for visually checking a plot has been traced correctly, or for cross-checking area by the diagonal method.

Undo Point

Removes the last point placed, without clearing the whole shape.

Close Shape

Joins the last point back to the first to complete the polygon and compute its area.

Clear

Erases the current shape and starts over.

File → Export

Saves the current shape so it can be reopened later or shared.

File → Import

Loads a previously exported shape back onto the canvas.

6.2 Plot Result panel

As you draw, the Plot Result panel keeps a running readout:

The enclosed area, in the current unit — only available once the shape is closed.

Ropani – Aana – Paisa – Daam

The same area broken down into the traditional Kathmandu Valley unit system (Section 9).

Bigha – Kattha – Dhur (Nepal Terai)

The same area broken down into the Terai unit system (Section 9).

Use "Open full area in Converter" to send the finished area straight to the Unit Converter, or pull it into the Cost Calculator's Property Value section (Section 8.2).

7. Triangulation

Triangulation is the classic surveyor's method: split an irregular plot into triangles, tape-measure each triangle's three sides (or its two known sides and the included angle), and let the tool total the area using Heron's formula — no need to walk the whole boundary with a device.

7.1 Adding a triangle

Starts a new triangle in the breakdown.

Edge 1 — Length

The measured length of the triangle's first edge, in the current unit (m).

Angle (degrees)

The included angle at that edge, if you're entering side-angle-side rather than three raw side lengths.

Add Edge

Adds the next edge/angle to the current triangle.

Cancel

Discards the triangle currently being entered.

7.2 Triangulation Breakdown & Result

Each triangle you add appears in the Triangulation Breakdown list. The Triangulation Result panel totals them up:

As with Draw Shape, use "Open full area in Converter" to send the total to the Unit Converter, or pull it into the Cost Calculator.

8. Cost Calculator

The Cost Calculator estimates a land transaction's key numbers: what the property is worth, the buyer's registration fee (Malpot), and the seller's capital gains tax (CGT). Default rates reflect commonly cited Nepal rates as of 2026, but every field is editable because rates vary by locality and change with each Finance Act.

Note: This is an estimate for planning only, not legal or tax advice. Confirm exact figures with your local Land Revenue Office before a transaction.

8.1 Worked example

The Cost Calculator ships with a worked example you can load into the form with one click, to see how the numbers flow through:

A 4-Aana plot inside Kathmandu Metropolitan, priced at NPR 25,00,000 per Aana, held by the seller for 6 years after buying it at NPR 70,00,000 total:

       Property value = 4 × 25,00,000 = NPR 1,00,00,000.

       Registration fee = 5% of value = NPR 5,00,000, plus the 5% Kathmandu Valley surcharge on that fee (NPR 25,000) = NPR 5,25,000 (buyer pays).

       Gain = 1,00,00,000 − 70,00,000 = NPR 30,00,000. Held over 5 years → long-term CGT at 7.5% = NPR 2,25,000 (seller pays).

8.2 Property Value

What the land is worth today — the starting number every fee and tax below is calculated from.

Fills the Area field directly from whatever you last measured in those tabs, instead of typing it in.

Area

The plot size you're valuing.

Area Unit

What unit the Area figure is in (Aana, Ropani, sq ft, etc.).

Currency

A label shown next to every amount — no currency conversion is performed.

Rate (price per unit)

The going market price for one unit of area — e.g. price per Aana, not the whole plot.

Rate Unit

The unit the Rate is priced per. It doesn't need to match Area Unit — the tool converts automatically.

Property Value = Area (converted into the Rate Unit) × Rate

8.3 Buyer's Registration Fee (Malpot)

A one-time fee the buyer pays at the Land Revenue Office to register the deed in their name. It's a percentage of the property value, and the percentage depends on where the land sits.

Metropolitan (5%), Sub-Metropolitan (4.5%), Municipality (4%), Rural Municipality (2%), or Apartment (1%) — pick the local government type the land falls under; this sets the base rate.

Registration Rate (%)

Auto-fills from Area Type above. Overwrite it if your local office quotes a different figure.

Kathmandu Valley surcharge

Bagmati Sabhyata Kosh — an extra 5% on top of the fee amount above. Only applies to land in Kathmandu, Lalitpur or Bhaktapur.

Woman buyer concession

25% off the fee in urban areas, or 30% off in a rural municipality, when the land is registered solely in a woman's name.

Example: an NPR 1,00,00,000 property at 5% = NPR 5,00,000 fee.

8.4 Seller's Capital Gains Tax

A tax the seller pays on their profit (sale price minus what they originally paid) — not on the full sale price. Collected by the Land Revenue Office at the moment of registration.

Original Purchase Price (optional)

What the seller paid when they first bought the land. Left blank, the tool taxes the entire sale value instead of just the profit — which overstates the tax — so fill it in whenever you know it.

Holding Period

More than 5 years, or 5 years or less. Longer ownership qualifies for the lower, long-term rate.

Long-term CGT Rate (%)

Rate applied to the gain when held more than 5 years.

Short-term CGT Rate (%)

Rate applied to the gain when held 5 years or less.

Exempt

Tick if the transaction is under NPR 10 lakh, or is an inheritance, a spouse/child transfer, or actively-farmed agricultural land.

Capital Gain = Property Value − Purchase Price   |   CGT = Gain × the matching rate above

8.5 Other Charges (optional)

Anything extra that isn't a government fee — a private cost between the parties. Leave at 0 if not applicable.

Broker / Agent Fee

Commission paid to a property agent or broker, if one was involved.

Miscellaneous

Any other cost — survey fee, travel, documentation, etc.

8.6 Cost Result

Every figure updates live as you type into the form:

The computed property value, also shown in Lakh/Crore for readability.

Registration Fee (buyer pays)

The Malpot fee including any surcharge or concession, with the effective rate shown.

Capital Gains Tax (seller pays)

The computed CGT on the gain.

Other Charges

The total of Legal/Notary, Broker/Agent and Miscellaneous.

Total Transaction Cost (in Lakh/Crore)

All of the above combined.

Buyer pays in total

Property price + registration fee + other charges.

Seller nets

Property price − capital gains tax − other charges.

9. Nepal Land Area Units — Quick Reference

NAAPI reports area in two traditional Nepali unit systems alongside metric/imperial. These are the standard conventions the app's Ropani-Aana-Paisa-Daam and Bigha-Kattha-Dhur breakdowns follow:

Note: Use the Unit Converter (Section 5) for exact figures — the precise metric equivalents of these units can vary slightly by source, and the app computes them consistently for you rather than relying on this table.

10. Privacy & Data Handling

All drawing, triangulation and cost calculations run locally in your browser. No plot data, measurements or cost figures are sent to a server — the app's own footer states this directly: "Local computation only – no data leaves your browser."

Because nothing is stored server-side, use File → Export in Draw Shape (Section 6.1) if you want to keep a copy of a measured plot beyond the current browser session.

11. Tips for Accurate Results

       Set the Units dropdown before you start drawing or entering triangle sides — changing it mid-shape can make earlier points inconsistent with later ones.

       Turn on Diagonals while tracing a plot to visually sanity-check the shape before closing it.

       For an irregular plot that's hard to walk the boundary of, Triangulation is often faster and more accurate than Draw Shape — tape-measure a handful of triangles from fixed reference points instead.

       Fill in the Original Purchase Price in the Cost Calculator whenever you know it — leaving it blank taxes the full sale value instead of just the gain, overstating the seller's CGT.

       Double-check the Registration Rate and CGT rates against your local Land Revenue Office before relying on the Cost Calculator for an actual transaction — rates change with each Finance Act.

       Export a drawn shape (Section 6.1) before closing the tab if you'll want to reopen or re-check it later.
